Job Summary:
Reporting directly to the Director of Sales, the Sales and Design Consultant drives the new home sales process from the first meeting to the production by guiding customers through the custom home building process.
Responsibilities:
- Drive the sales process of new homes to people who are looking to build, including education on the construction loan process, pre-approval requirements, HOA approvals, etc.
- Responsible to open and be available to potential buyers at the model home during business hours
- Required to know the budget of a new prospect prior to submitting for NSO’s, custom home designs, and land improvements
- Contract creation and management, ensuring buyers understand the contract documentation including Specifications, Price Addendum, Conceptual Drawings, Change Order Policy, Land Improvements, Contract Plans, and Final Contract Plans
- Required to get all signatures on contract documents, including “Buyer Approved” land improvements, and final contract plans
- Obtain any deed restrictions from buyer, as well as deed restriction review letter from approved architect
- Maintain relationships with buyer’s loan officer during the loan process
- Attend marketing events, such as trade shows, parade of home events, open house events, etc. during your hours of coverage
- Attend all required meetings, seminars, and training determined by the Sales Manager, as well as local BIA and realtor functions
- Responsible to assist potential buyers at the color design center to help understand the product standards
- Realtor prospecting by consistently maintaining a strong relationship with realtors through attending meetings and social media
- Maintain a relationship with all potential clients, following up on a regular basis, as well as maintain customer database with current information

Knowledge, Skills, and Abilities:
- Knowledge of residential construction industry and building components required, experience in selling custom homes strongly preferred
- Ability to read blueprints and construction documents required
- High degree of honesty, integrity, and respect in all business dealings

The resource will join the ENERGY AND INFRASTRUCTURE GROUP team, responsible for advisory services, structuring and arranging of financings on a no-recourse basis (project financing) for the bank's clients, especially in the infrastructure and energy areas in Italy.
The Italian team is part of an international network, where it can support Italian and foreign customers who want to participate in tenders for the development and / or acquisition of infrastructure at European level, even over PPP scheme (Public-Private Partnership).
Within the team there is also a function responsible for the portfolio management of the transactions currently financed by the bank.
Main activities to be performed by the new resource are aimed at supporting the front office team in:
• analysis of potential projects to finance on a no-recourse basis (analysis of the main risks and allocation criteria through contractual and financial structuring of the projects)
• definition and assessment of possible capital structure alternatives
• development and / or use of financial models in Excel
• drafting of appropriate business opportunity memorandum and/or credit application
• ensuring adequate due diligences on assets (visits) and legal/technical aspects are performed
• follow-up of portfolio transactions (support the portfolio management on major waiver requests and/or amendments on complex transactions)
• supporting the portfolio management in identifying key risks and material changes in the credit quality of transactions and credit counterparts
• contributing to maintain and develop profitable and sustainable relationships with the sector clients (companies, investors, equity infra funds) and business partners (lawyers, advisors, experts) at the appropriate level.
French will be considered a plus.
Other internships in corporate banking, specially in Structured Finance could represent a plus; Good knowledge of financial analysis - Microsoft office tools, particularly Excel and PowerPoint Development and / or use of financial models in Excel
