Per la sede di **Milano **stiamo cercando una risorsa da inserire nella struttura " **Ufficio Tecnico **" di Amsa. La struttura ha la responsabilità di programmare, gestire, contabilizzare e controllare le commesse attivate, ivi incluse le modifiche impianti e/o adeguamenti necessari nonché le nuove iniziative/lavori, secondo le esigenze espresse dai Dipartimenti e dai Comuni serviti per la gestione dei relativi siti, impianti e piattaforme, coordinando le attività dalla progettazione fino al momento del collaudo, nel rispetto delle normative previste e degli obiettivi programmati.
**Attività previste**:
- Assicurare la programmazione, la gestione e la realizzazione della manutenzione ordinaria e straordinaria, degli interventi edilizi e dei servizi agli edifici del Gruppo;
- Assicurare, tramite KPI, il monitoraggio dei servizi di facility nonché la consuntivazione delle attività nel rispetto del piano degli interventi;
- Gestione técnica ed economica dei contratti di servizio e delle attività affidate a società terze;
- Redazione di capitolati, specifiche tecniche, verifica della progettazione, computi metrici estimativi relativi alla predisposizione di gare per contratti di servizio/lavori nell’ambito degli impianti tecnologici / lavori civili;
- Predisposizione del DUVRI e attività di verifica, gestione tematiche di sicurezza per personale interno ed esterno;
- Sorveglianza e sopralluoghi presso attività di cantiere.
**Richiesta**:
- Diploma di geometra/costruzioni ambiente e territorio;
- Esperienza consolidata sul ruolo, preferibilmente acquisita presso studi tecnici;
- Conoscenza e capacità di gestione della documentazione técnica quale ad esempio: planimetrie, documentazione catastale, certificati, autorizzazioni;
- Conoscenze dei principi generali e delle disposizioni che disciplinano l'attività edilizia ed i servizi di manutenzione immobili;
- Ottima conoscenza del Pacchetto Office e di Autocad;
- Soft Skills: Orientamento al risultato e al problem solving, flessibilità e autonomia, capacità di lavorare in team.

Il profilo ricercato, inserito nel contesto della Direzione Immobiliare, avrà il compito di programmare e coordinare gli interventi di manutenzione degli immobili di pertinenza dell’area “ **Facility Management Centro-Sud **”, nel rispetto delle specifiche contrattuali e di capitolato.
In particolare avrà il compito di:
- Monitorare lo stato di avanzamento delle attività di manutenzione ordinarie e straordinarie degli immobili assegnati;
- Verificare l’adeguatezza dei preventivi e la corrispondenza dei consuntivi relativi ai lavori svolti;
- Effettuare le richieste di fornitura monitorando in seguito il loro stato di avanzamento;
- Gestire tempestivamente le richieste di intervento avanzate dai conduttori o da dipendenti del Gruppo;
- Garantire il rispetto delle regole inerenti la sicurezza sul lavoro durante gli interventi di manutenzione assicurando il rispetto degli obiettivi qualitativi in conformità con le policy di Gruppo;
**Requisiti**:
- Laurea Magistrale in **Architettura **o in **Ingegneria Civile **conseguita con ottima votazione finale;
- Esperienza professionale di almeno 3 anni in ruoli analoghi in ambito **Facility Management **con specifico riguardo alla gestione e valutazione economica delle manutenzioni ordinarie e straordinarie **di impiantistica civile e industriale **;
- Esperienza nella pianificazione e organizzazione delle attività di cantiere;
- Padronanza di Autocad e di tool BMS (Building Management System);
- Conoscenza della normativa per la sicurezza in appalti e cantieri;
- Capacità di relazionarsi con Clienti e Fornitori per la gestione di criticità.

Your main tasks and responsibilities:
- Assist in the management and updates of BMS systems with external specialists;
- Support maintenance planning, cost tracking, and technical documentation for BMS systems;
- Contribute to the development of a multi-year BMS integration plan;
- Assist in defining BMS policies, SOPs, and system specifications;
- Support BIM integration in Facility Management, including updating system records and schematics;
- Collaborate with the ICT team to align framework configurations and security protocols;
- Work on BMS technologies, IoT platforms, and data analysis, following established guidelines;
- Participate in software logic verification and updates, under the supervision of internal specialists;
- Work with maintenance technicians, assisting in daily training and BMS-related tasks;
- Interact with contractors and vendors to support BMS projects;

The Human Technopole Foundation (HT) is an interdisciplinary research institute, created and supported by the Italian government, whose aim is to develop innovative strategies to promote human health and healthy aging through a multidisciplinary and integrated approach, combining genomics, computational biology, structural biology, neuroscience and health data science. HT scientists work together to enable interdisciplinary research and to create an open, collaborative environment to help promote life science research nationally and internationally. In line with its mission to serve the research community at large, HT operates National Facilities, specifically aimed at making HT’s technologies, methods and tools available to the national scientific community.
The Human Technopole Foundation is looking for a FM BMS (Building Management System) Specialist.
The BMS Specialist supports the management, maintenance, and optimization of Building Management Systems (BMS) across the campus. This role involves working on the design, implementation, and daily operational maintenance of BMS technologies, contributing to efficiency, security, and compliance with industry regulations. The FM BMS Specialist will report directly to the FM Hard & Soft Services Manager.
Human Technopole, located in Milan MIND Area and counts more than 20.000 sqm of complex building infrastructures, highly technological laboratories and services. The next stage of development will double the current size and will open multiple services to other national institutions.
Your main tasks and responsibilities:
- Assist in the management and updates of BMS systems with external specialists;
- Support maintenance planning, cost tracking, and technical documentation for BMS systems;
- Contribute to the development of a multi-year BMS integration plan;
- Assist in defining BMS policies, SOPs, and system specifications;
- Support BIM integration in Facility Management, including updating system records and schematics;
- Collaborate with the ICT team to align framework configurations and security protocols;
- Work on BMS technologies, IoT platforms, and data analysis, following established guidelines;
- Participate in software logic verification and updates, under the supervision of internal specialists;
- Work with maintenance technicians, assisting in daily training and BMS-related tasks;
- Interact with contractors and vendors to support BMS projects;
- Log and follow up on fault reports in the Helpdesk system;
- Contribute to BMS data analysis and energy efficiency improvements;
- Assist in identifying and troubleshooting building system issues;
- Support configuration and optimization of BMS technologies.
Requirements
Mandatory requirements:
- Technical Diploma;
- Minimum 3 years of experience in BMS systems;
- Familiarity with Planned Preventive Maintenance (PPM);
- Fluent in Italian (written and spoken).
Preferred requirements:
- Engineering Degree (Mechanical, Electrical, Automation, or related field);
- Knowledge of ICT frameworks and security standards management;
- Experience with BIM in Facility Management;
- Knowledge of SIEMENS, Schneider, Trend, or ISMA BMS systems;
- Previous experience in research/hospital/university environments;
- Fluency in English (written and spoken)
Organizational and social skills:
- Strong communication and interpersonal skills, enabling effective interaction with internal teams and external stakeholders, including BMS vendors, contractors, and regulatory authorities;
- Proven ability to collaborate and work effectively within team environments;
- Strong analytical and problem-solving capabilities;
- Exceptional attention to detail, with a solid understanding of operational workflows;
- Skilled at working efficiently within technical teams.
